AG Office (145 S. Halycon Road, Suite H)

Before you apply, you must see the unit on the inside. Call our office at 805-489-9401 for appointment times.

The application fee is $35 per applicant and everybody over the age of 18 must submit an application. Once you are approved, we will ask you bring a holding deposit to our office in the form of a cashier's check or money order. Some properties accept co-signers, call us if you have questions.

SLO Office (1380 Broad Street)

Before you apply, you must see the unit on the inside with a representative of California West. For the Garfield Arms, 555 Westmont Apartments, 607 Grand and College Garden, 1807 Abbott St and Hacienda Apartments, that representative is the onsite manager. For all other properties, that representative will be somebody from our office at 1380 Broad Street. After you view a unit that works for you, you may turn in your 1) application form, 2) co-signer form (if required, please read the Approval Criteria below), and 3) a $20 application fee for each applicant and each co-signer via email to applySLO@california-west.com . If you are using a co-signer, the co-signer form must be filled out and signed by the co-signer. The same form can be faxed or e-mailed to our office. The application fee must be paid over the phone with a debit or credit card. Every person over the age of 18 who intends to occupy the unit must complete all of these steps. Applications/ Cosigners forms are due within 24 hours after the showing.

In fairness to all applicants and potential applicants, and to encourage people to promptly submit completed applications, we reserve the right to accept applications on a first-come, first served basis or to otherwise set a deadline by which people must submit completed applications. Please inquire with our office about whether a specific policy applies to the property for which you are interested in applying.

Once you are approved, we will ask you to bring the security deposit to our office within the next 24 hours. The security deposit must be paid in the form of cashier's check or money order. If you have any further questions, call us at 805-543-9119.

Lompoc Office (119 East Walnut Avenue)

Approval Criteria For All Offices

California West is acting as an agent for property owners and requires that all its clients consider applicants without regard to race, color, ancestry, national origin, religion, sex, marital status, sexual orientation, gender, handicap, familial status, disability, source of income, or any other protected class under relevant law and must also comply with all applicable fair housing laws.

California West approves and denies applicants for specific properties which we manage based on the individual criteria of each property owner whom we represent. Therefore, we cannot accept general applications to rent, nor do we have any general policy that applies to all our properties.

Nonetheless, subject to the individual discretion of our property owner clients, we do recommend that they only approve applicants with good credit histories who earn more than 2.5 - 3.0 times the monthly rent (or the tenant’s portion of monthly rent if the tenant receives a government subsidy). We sometimes recommend requiring higher deposits for tenants with blemishes appearing on their credit reports. Some owners accept our recommendations, some do not. Some use formulas, some do not. Some property owners accept guarantors, some do not. Guarantors often must earn more than 4.0 times the monthly rent and have significant asset, such as real estate or large bank deposits, which is also an important factor that we recommend our clients consider. 

As part of the application process, we also will call previous landlords, verify employment, and run credit reports. The results of all these considerations are given weight when deciding whether to approve or deny an applicant for a specific property. The weight given to any single factor varies by property owner. If there are multiple applicants for a property then the property owner will choose the most qualified applicant.

Applicants must understand that some property owners require greater credit worthiness than other owners and may give more or less weight to the other factors listed above, so just because you are approved or denied by California West for one property does not mean you will qualify for another property.
